Flat roof and foam roof costs in Arizona: what changes the price

Flat is a misnomer. Arizona low slope roofs need positive drainage, a coating system with a stated maintenance schedule, and a bid that names both.

Low slope is priced differently

Pitched roofs are quoted by the square, meaning 100 square feet of roof area. Low slope roofs, whether sprayed polyurethane foam, built-up, modified bitumen or a single-ply membrane, are normally quoted per square foot of deck, plus separate line items for parapets, scuppers, drains, curbs and terminations. Comparing a per-square number against a per-square-foot number is how homeowners end up comparing nothing at all.

The recoat schedule is part of the product

A coated foam roof is a system with a maintenance cycle, not a one-time purchase. The interval and the coating thickness are set by the manufacturer's written specification for the product being installed, and they differ between products. Ask for that specification on paper and treat any bid that will not supply it as incomplete: the recoat is a real future cost you are agreeing to.

What drives a low slope price here

  • Deck area and the number of penetrations. Vents, curbs, skylights, evaporative cooler stands and solar mounts all need detailing, and details are where labor sits.
  • Drainage. Ponding water is the enemy of every low slope system. Adding tapered insulation or extra scuppers to create positive drainage is a legitimate line item, not an upsell.
  • Tear-off versus recover. Whether the existing system comes off changes disposal, deck repair exposure and price.
  • Parapet and wall terminations. Arizona homes with parapets have far more linear feet of termination detail than the roof area suggests.
  • Coating type and mil thickness. Acrylic, silicone and polyurea behave differently under standing water and ultraviolet. Thickness is measurable, so ask for it in mils.

Making two low slope bids comparable

  1. Get both bids expressed per square foot of deck, with the deck area each roofer measured stated on the bid.
  2. Get the system named: base, foam density or membrane type, coating product and mil thickness.
  3. Get the manufacturer's maintenance and recoat specification attached.
  4. Get drainage addressed explicitly: what happens to ponding, and where the water leaves the roof.
  5. Confirm the permit and inspection, which are handled by your city or county, not the state. Phoenix, for example, publishes its adopted building construction codes; other jurisdictions adopt their own editions and amendments.
